Availability & Booking process
A Booking Form & Deposit are required for us to process booking. We will send you a detailed Reservation Voucher as a receipt. It is your duty to ensure that you have received and checked this Voucher. Apartments are allocated on a ‘first come, first served’ basis. We are unable to promise particular apartments, floors or views and such requests will be regarded as a preference. We may also provide you with a bigger apartment at no extra cost.
Full balance is to be settled upon check-in.
Accommodation should be kept tidy. Special emphasis on kitchen area which is to be left clean at all times. Garbage is to be gathered and disposed of in designated area on a daily basis.
Only persons enlisted within guest list as detailed on Reservation Voucher are allowed to enter Falcon Court. Visitors are not allowed within the building.
These are self-catering apartments. Soap, sponge, additional toilet paper, garbage bags etc. are to be bought by yourselves.
Should a guest/s display severe misconduct, anti social behaviour or opt not to follow terms & conditions, we reserve the right to terminate Rental Agreement without a refund.
Limitations of Use
Free Airport Transfers include greeting you at the airport in person and the same personal service on your return. We provide a private service not a shuttle bus. These free transfers are limited to one arrival & one departure trip per booking. Excess / bulky luggage is not included and limited to a maximum of 4 passengers + 4 x hand luggage + 4 x standard suitcases. Should you require a booster / baby seat, kindly supply your own. We will not agree to ‘drive behind me’ service for those picking up car rental at airport.
Free W-Fi is available from your kitchen / living room; it is intended for general use and not for heavy downloads of videos etc.
Back balconies (back yard in case of 3 bedroom maisonette) are available for daytime use only. Lighting of all balconies is purposely disabled.
Natural ventilation is available in every apartment by at least 2 openings (windows / doors). Few other openings are signed as ‘Keep Closed’ to improve privacy.
Noise levels are to be kept low especially at night times. This is a small apartment block, not a detached property. Just like any other apartments in Malta, Falcon Court has tiled flooring. Dragging furniture, heavy footsteps etc. will disturb others within the building.
Maid Service is included for stays of over 7 nights. Frequency is weekly. This entails sheet & towel change, cleaning of floor & bathroom etc. Kitchen is to be left clean by guests. Additional Maid Service and changing or additional sheets & towels is available upon request at an additional charge
Heating is provided as detailed on information page. Any additional heater, will be charged at €3 per night.
Any keys not returned to us on check out day will be considered lost; charge of €30 applies for every missing key set.
Lost & Found
Items left behind are to be claimed within 24 hours. After this time we reserve the right to dispose of any items. Should you request for such property to be returned to you by post, you are requested to pay for postal charges and a service charge of €10.
Damages caused by any member of your party will be charged for at the cost of material (& labour, if applicable) needed to restore / replace property in question. Any stained or ‘sickness’ related bedding or towels are due for replacement.
Unfortunately this property is not suitable for people with mobility issues. There is only one elevator within the building and if it breaks down or maintenance is being carried out, using the stairs is the only way up / down.
Any enquiry of over 4 guests is considered as a ‘group enquiry’. For such enquiries we require age & gender of intended occupants prior to quotation stage. We reserve the right to ask for a security deposit (refundable upon check-out). Guests occupying more than one apartment, forming part of a group, are not to gather in one area of the building. Any group members wanting to socialise between themselves are encouraged to do so out of the building. Transfer of items from one apartment to another is not allowed. Every apartment is for the sole use & occupancy of intended guests.
We are family friendly and children are more than welcome. However, the apartment you rent does not replace a play ground. Apartments in Malta have tiled flooring ; therefore running around, pushing furniture etc. will disturb other guests within the building.
In the unfortunate event of a guest requesting a cancellation, for whatever reason (including medical, cancellation of flights etc.) the following conditions apply. Travel insurance is recommended. Cancelled reservations may not be reactivated.
Prior to 6 weeks – Deposit is not refunded; no additional charges
Less than 6 weeks from arrival – Deposit is not refunded; we will charge you 75% of balance due on arrival
No Show – Deposit is not refunded; we will charge you 100% of balance due on arrival
The person making the reservation is to provide personal & credit card details to enable booking and is responsible for all members within his / her group. These are used as a guarantee and to cover terms & conditions above. For this same reason, we do not encourage bookings from third parties. Bookings cannot be accepted by under 18’s.
We commit ourselves to provide accommodation as detailed within this website. If your booked accommodation becomes unavailable due to circumstances beyond our control, we source alternative accommodation or compensate as necessary. Our liability is limited to the total amount paid for this particular reservation. We will not assume responsibility for circumstances beyond our control. This includes, but is not limited to: bad weather, nearby building work, break down of lift, transport delays etc.

To conclude a sale a prospective guest will be required to fill in an online Booking Request through this website and process payment instructions. These two steps form a contract. At this point clients will be committing themselves to the sale and endorsed terms & conditions. Therefore, after filling a Booking Request you will receive a confirmation of availability and price within a detailed quote which will include Deposit Instructions. You will only commit yourself after processing deposit required. Our website is in English and therefore our e-contract is in the English Language.
